Potential Additional Cost Information

Our quote is designed to provide you with a quote for the fees associated with a registered freehold transaction and we will endeavour to keep the legal costs and disbursements associated with your transaction to a minimum throughout the conveyancing process. In the event that additional work is required which later transpires throughout the transaction and which was out of the scope of our initial quote, then all additional costs will be explained to you in full prior to incurring any further costs. The following potential additional legal fees, costs and disbursements may be levied by your conveyancer in the event that the legal work specified below needs to be undertaken in order to facilitate your transaction.

No Sale No Fee Product Charges

Our service is provides for a 'no sale no fee' so if for whatever unfortunate reason your sale is no longer proceeding you need not worry about any incurred legal costs. However, if we have already incurred costs for disbursements then you will need to cover the cost of these. We therefore ask that every seller pay £30.00 when they return their instructions as money on account to cover disbursements.

Electronic ID Fee

In order for us to comply with Anti-Money Laundering Regulations we will need to verify your identification. Our electronic identity fees are charged at £20 plus VAT in respect of each name searched.

Case Tracking Fee

Our clients enjoy the benefit of our online case tracking facility. This facility allows you to view the progress of your property transaction and is updated every time your file is worked on so that you can monitor the progress of your transaction at your own convenience 24 hours a day, 7 days a week. The cost of this facility is £15 plus VAT per transaction.

Telegraphic Transfer Fee

Our bank telegraphic transfer fees will be charged in relation to each bank electronic transfer that is made in relation to your transaction at a cost of £30 plus VAT.

Unregistered Transaction Fee

The vast majority of properties in England & Wales have now been registered at the Land Registry and our quote is therefore based on a registered property. Should it transpire that your property has not been registered at the Land Registry and is currently unregistered, an additional fee of up to £200 plus VAT will be charged for deducing title to the property and the additional work involved.

Leasehold Transaction Fee

Due to the nature and complexity of leasehold transactions, additional work is always undertaken compared to a none-defective registered freehold transaction. It requires your Property Solicitor to liaise with the Landlord / Managing Agents and/or Management Company and to investigate the full leasehold title documentation including the ground rent and service charges associated with this particular transaction. If you confirmed that the property is leasehold when obtaining the quote you will note that an additional charge of £150.00 + VAT for leasehold properties was included. If you obtain a quote for a freehold property and it later transpires that the property is leasehold, this additional charge will become payable by you on completion. Your Landlord / Managing Agent may also make an administrative charge for providing leasehold information in relation to the property and the development. We will endeavour to provide you with full details in respect of any administrative charges that may be charged by your Landlord / Managing Agent as soon as this information is available.

Mortgage Lender Fee

In the event that the property you are selling is subject to an existing mortgage or loan, we will be required to act on behalf of your Mortgage Lender or Loan Provider in this respect. The Mortgage Lender Fee is an administrative fee for dealing with the discharge of your existing mortgage or loan. Mortgage Lender Fees are charged at £50 plus VAT per registered charge.

Title Indemnity Insurance

In the event that the title to your property is defective or if you are unable to supply copy documents for building regulation certificates then more often than not the purchaser will require you to take out indemnity insurance in respect of the defect. You are under no legal obligation to pay for this insurance and should this issue arise throughout your transaction, we will advise you accordingly. If you choose to take out the insurance on completion, we will arrange this for you. The additional fee for advising and obtaining the insurance is £30.00 + VAT per policy.

Postage

If we are required to return the original proof of identification documents to you in the post and also send the title deeds to you following completion, we will charge an additional postage fee of £5.00 + VAT.

Property Searches

Property searches are always recommended and are requirement of your lender if you are having a mortgage. The requirement for property searches will vary with the location of the property you wish to purchase. Usually, a search pack will consist of a Local Authority, Drainage and Environmental search and cost in the region of £200.00 - £250.00. Once you confirm the postcode to your property we will be able to give you a precise quote for your searches. However, if we have already incurred costs for disbursements then you will need to cover the cost of these. We therefore ask that every seller pay £250.00 when they return their instructions as money on account to cover the cost of searches.

Stamp Duty Land Tax Return

A Stamp Duty Land Transaction Return will need to be completed and submitted to the Inland Revenue. Should you instruct your solicitor to complete this form, submit on completion and forward payment to the Inland Revenue then an additional fee of £50.00 excluding VAT will be payable.

Mortgage Lender Fee

In the event that you are obtaining a mortgage, we will be required to act on behalf of your Mortgage Lender or Loan Provider in this respect. The Mortgage Lender Fee is an administrative fee for dealing with all aspects of your mortgage or loan. Mortgage Lender Fees are charged at £80 plus VAT per registered charge.
